LISTING AGENTS WORK FOR THE SELLERS. Unless you are skilled at real estate laws and negotiations, it is not wise to contact the listing agent directly. Listing Agents have a fiduciary and contractual obligation to represent t he Seller's best interests. Anything revealed to the Listing Agent will be shared with the Seller and may be used as leverage in their negotiations.
DISCLOSURE LAWS. Georgia is a 'Buyer Beware' state. It is the Buyer's responsibility to inspect, inquire and discover. However, Sellers do have a responsibility to disclose.
